# Osolix · ESG · Carbon & Sustainability — v1

**Status:** Wave-B Foundation evidence · 2026-Q2
**Owner:** Sustainability Lead + Energy Manager
**Audit dimensions:** #8 Standards (GHG-Protocol) · #5 Best-in-market

This document is the canonical spec for Osolix's ESG / sustainability
features — the carbon, water, energy, and ESG-disclosure layer that
sits on top of the Asset Management spine.

## 1 · Frameworks supported

| Framework | Coverage |
|---|---|
| GHG Protocol Corporate Standard | Scope 1 + 2 + 3 emissions per asset |
| ISSB IFRS S2 (Climate-related Disclosures) | Asset-level climate-risk metrics |
| EU CSRD (Corporate Sustainability Reporting Directive) | Tag every asset with EU CSRD reportable indicators |
| TCFD (Task Force on Climate-related Financial Disclosures) | Physical + transition risk classification per asset |
| ISO 14001 (Environmental Management System) | Environmental-aspect register per asset class |
| ISO 14064 (GHG quantification + verification) | Per-asset CO₂e calculation + audit trail |
| SECR (UK Streamlined Energy and Carbon Reporting) | Annual SECR-aligned disclosure pack |
| SBTi (Science-Based Targets) | Per-tenant Scope 1/2/3 reduction-target tracking |

## 2 · Per-asset ESG fields

Every asset in the FAR carries:
* **Energy intensity** (kWh / unit-of-output) — pulled from BMS connector or manual.
* **Scope 1 emissions** (direct combustion — fuel-card data for fleet, gas meter for HVAC).
* **Scope 2 emissions** (purchased electricity — grid-mix factor by region).
* **Scope 3 emissions** (upstream / downstream — vendor-disclosed where available).
* **Water consumption** (litres / month).
* **Waste output** (kg / month + recycling rate).
* **Refrigerant type + GWP** (for HVAC + cold-chain assets).
* **End-of-life disposal pathway** (re-use / refurb / recycle / landfill — required at retirement).

## 3 · Carbon-cost estimator

Every CAPEX request, every retirement, and every maintenance decision
runs through the Carbon Cost Estimator agent:

* Estimates lifetime CO₂e per asset acquisition.
* Recommends lower-emission alternatives (e.g., electric vs diesel forklift).
* Prices carbon at the customer's chosen internal carbon price (default $50 / tonne CO₂e).
* Flags assets where lifetime carbon cost > 30% of capex.

## 4 · Energy dashboard (`/energy`)

* Per-entity energy intensity + monthly trend.
* Per-asset class energy benchmark vs industry norm.
* Anomaly detector — flags any asset whose readings deviate > 2σ from baseline.
* AI-generated narrative: "Building A's HVAC consumed 18% more than April; investigate the rooftop chiller."
* Export pack: SECR-aligned annual disclosure + CSRD data points.

## 5 · Disposal-pathway tracker

At retirement, the disposal-method field becomes mandatory ESG data:
* **Re-use** (donated / sold) — circular-economy credit.
* **Refurbished** — internal upcycle credit.
* **Recycled** — material-recovery rate captured per disposal vendor.
* **Landfilled** — flagged for ESG report; SBTi penalty.
* **Hazardous-waste handling** — for batteries, electronics, refrigerants — chain-of-custody.

## 6 · ESG agents (in the AI registry)

| Agent | Purpose |
|---|---|
| Carbon Cost Estimator | Lifetime CO₂e per CAPEX / retirement decision |
| Energy Anomaly Detector | Flags BMS readings > 2σ from baseline |
| Refrigerant Compliance Watcher | Flags assets using high-GWP refrigerants (Kigali / EU F-gas) |
| Disposal-Pathway Auditor | Flags retirements that defaulted to landfill instead of re-use / recycle |
| ESG Report Generator | Produces the SECR / CSRD / TCFD-aligned annual pack |

## 7 · Open items
* Wire automated grid-mix factor lookups per country (currently manual in master data).
* Build ESG report-generator UI (currently API only).
* Add the `Refrigerant Compliance Watcher` to the AI registry index.
* Sync Scope 3 data with vendor-disclosed CO₂e via the ERP outbox.
